Terms and Conditions
This document constitutes a binding agreement between Sloanes Group (referred to as the “Rental Agent”) and the individual making the booking (the “Guest”), along with all adults aged 18 and over who are part of the Guest’s party staying at one of our properties.
Occupancy Limits
The Guest must not exceed the agreed-upon number of occupants during their stay. Any violation will result in a penalty of £50 per additional person per night, potential eviction without refund, and possible legal action for breaching the agreement.
Condition of Property and Waiver of Liability
The property is provided “as is.” The Rental Agent is not liable for malfunctions of utilities or amenities. The Guest assumes responsibility for any risks associated with the property’s use, including injuries or accidents. The Rental Agent will not be held liable for personal injury or property damage unless due to gross negligence or intentional misconduct.
Damage and Security Deposit
The Guest is responsible for any damage to the property beyond normal wear and tear. A security deposit may be taken and refundable after departure, provided no damage is found. If damages exceed the deposit, the Guest will cover the balance, including any legal costs incurred in recovering the amount.
Noise Policy
Quiet hours are from 10:00 PM to 6:00 AM. Violations may result in a fine of £100 per incident. Repeated disturbances may lead to eviction without refund and potential legal action.
Illegal Activities
Engaging in illegal activities on the premises will result in immediate eviction, forfeiture of payments, and possible legal prosecution. This includes, but is not limited to, drug use, theft, or property damage.
Force Majeure
The Rental Agent is not responsible for non-performance due to events beyond their control, such as natural disasters, terrorism, pandemics, or utility failures. In such cases, a future credit or refund may be offered at the discretion of the Rental Agent.
Compliance with Laws
Guests are required to adhere to all local, national, and international laws. Non-compliance may lead to eviction and legal action.
Age and Identification
All Guests must be at least 18 years old to book, and valid government-issued photo ID and proof of address are required for all adult occupants. Failure to provide this information will result in the cancellation of the reservation without refund.
Data Protection (GDPR)
All personal data collected is handled in compliance with GDPR. Misuse of personal data by the Guest will result in legal action.
Health and Safety Compliance
Guests must follow all health and safety regulations, including those related to public health crises. Non-compliance may lead to eviction and legal penalties.
Insurance Requirement
Guests are required to have travel insurance that includes coverage for personal liability and property damage.
Dispute Resolution
Any disputes will first attempt to be resolved through mediation. If unresolved, legal action will be pursued under UK law, with the Guest responsible for the Rental Agent’s legal costs.
Entry for Inspection and Emergencies
The Rental Agent reserves the right to enter the property at any reasonable time for inspection, maintenance, or emergency purposes. Denying access may result in eviction and legal action.
Penalties for Rule Violations
Breaching house rules, such as holding unauthorized parties, smoking, or bringing pets, will result in eviction, a £500 fine, and legal action.
Property Unavailability
If the property becomes unavailable for unforeseen reasons, the Rental Agent will make reasonable efforts to provide an alternative. If no alternative is found, all payments will be refunded, and the agreement will terminate.
Responsibility for Personal Belongings
Guests are responsible for their personal belongings, and the Rental Agent is not liable for any loss. The Guest agrees to indemnify the Rental Agent for any claims or expenses arising from damage, injury, or loss occurring on the property.
No Subletting or Assignment
The Guest is prohibited from subletting or assigning the property. Only those individuals listed at the time of booking may occupy the property.
Property Condition and Use
The property is provided “as is,” with no guarantees regarding the functionality of amenities. The Guest is responsible for maintaining the property in good condition and using all amenities at their own risk.
Internet Usage
Internet access is provided as a courtesy, and the Rental Agent is not responsible for any interruptions or losses resulting from internet issues. The property is residential, not intended for commercial use.
CCTV Surveillance
For security purposes, CCTV may be in use around the exterior of the property. No cameras are installed in private areas, and footage is securely stored and used only by authorized personnel.
General Provisions
This agreement represents the full understanding between the parties. Any changes must be made in writing and signed by both parties. UK law governs this agreement.
